Purchasing a home is one of the most important decisions a buyer will make. At times, the process could be a bit overwhelming and lengthy, especially for first-time homebuyers.

Having an experienced and trusted Real Estate Broker can help with navigating and speeding up the process and can make sure the buyer pays the right price for the right property.

Here are some tips you may find helpful:

Determining the price range and affordability

Prior to searching for a home, it is highly recommended that buyers meet with a licensed mortgage broker and learn how much they can afford to pay for a house and set a price range. This will help the buyer and the broker narrow the search and look for houses that fit the budget.

Getting Pre-approved

It has become customary for most sellers to ask for a pre-approval letter from lenders to be included with the purchase offer they receive from potential buyers. The Pre-approval letter not only makes the offer stronger it also offers the buyer a level of confidence that they can obtain a loan to purchase their desired property once their offer is accepted.

Coming up with a list of requirements for your house should be the next step after you have determined your price range. The more specific you are about these requirements - and its location - the faster your broker can help you with finding your ideal property.

It is recommended that you prioritize your wish list in the order of importance to you. Some of these requirements may include:

  • The number of bedrooms and bathrooms

  • The size of the house and its lot

  • The property’s location (specific cities/neighborhoods),

  • Backyard features

  • View

  • The age of the house

  • Noise level

  • Traffic/commute

  • and much more..

Some buyers pick the location based on school districts. Here are a couple of links that can help you search for schools in Orange County:

Thoroughly pay attention to the house’s details and layout by imagining it empty and without furniture (unless the furniture is included in the purchase) and see if it checks all the required boxes. Having a camera to take pictures will help you with remembering a showing especially if you do multiple showing within a certain period. Your broker/agent should be able to get your questions answered if you having any during or after the showings, or schedule subsequent showings.
